The first step to avoid buying or renting a moldy home or apartment is not to rely solely on a traditional home inspector. Step two is to supplement a home inspector's inspection with thorough mold inspection and testing of the prospective family home by a qualified and experienced environmental hygienist or industrial hygienist.

The third step is to have the hygienist prepare an in depth mold remediation protocol plan of how to get rid of any toxic mold growth discovered in the mold inspection.

Step four is to require that the home seller or landlord fully implement the mold remediation protocol plan, with clearance mold testing afterwards by an independent environmental or industrial hygienist unaffiliated with the mold remediation company, before completing the home purchase or rental and before moving in.

Step five is to have a real estate-oriented attorney review a home purchase or rental agreement before signing it, especially to avoid clauses that accept the home in an "as is" condition, plus require that the home seller or landlord disclose all prior and mold problems in the home being purchased or rented.
